MULTI-FAMILY COMPLEX ASPHALT PAVING

TALLAHASSEE, FL

FineLines completed a full mill and pave project on the parking lot of a multi-family residential complex in Tallahassee, Florida, removing the existing deteriorated asphalt surface and repaving it from the base up.

The original pavement had reached the point where resurfacing over the top was no longer a reliable option. Repeated wear had left the lot with a deteriorated driving and parking surface for residents. Milling the full surface down and repaving it addresses that kind of deterioration at the source, rather than layering new asphalt over a compromised base.

A mill and pave project like this one typically involves:

  • The existing asphalt layer mechanically milled off to expose a clean, consistent base
  • The base inspected and corrected where needed before new material goes down
  • A new asphalt surface installed and compacted to the proper grade

This approach is common on multi-family properties, where the parking lot sees constant daily use from residents, guests, and delivery vehicles, and where a full rebuild is more cost-effective long-term than repeated patchwork.

Tallahassee's climate puts steady pressure on commercial asphalt. High heat and UV exposure soften and oxidize surface asphalt over time, and heavy seasonal rainfall tests drainage and base stability. A properly milled and repaved lot, built with the right mix and grade for those conditions, holds up significantly better than a surface patch.

FineLines handles multi-family paving projects like this one with in-house crews and an on-site manager from mobilization through completion, working around resident schedules to keep disruption to a minimum.
