COMMERCIAL CENTER PAVING & SEAL COATING
FineLines completed a full mill and pave rebuild on a commercial property in Long Island, New York, removing the old asphalt surface, rebuilding it from the base up, and finishing with a clean seal coat and yellow markings.
The existing surface had deteriorated to the point where resurfacing alone wasn't enough to restore it properly. Milling the old asphalt down and rebuilding from the base addresses that kind of wear at the source, giving the new surface a stronger foundation than a simple overlay would.
A project like this typically involves:
- Milling off the existing asphalt to expose a clean base
- Correcting and compacting the base before new material is installed
- Installing and compacting a new asphalt surface
- Applying a seal coat for protection against sun, water, and daily wear
- Finishing with fresh markings, including yellow lane and safety lines
The entire scope, milling, paving, seal coating, and striping, was completed in one mobilization, keeping the project efficient and minimizing the time the property was disrupted.
Long Island's coastal climate puts real pressure on commercial asphalt, with salt air, seasonal storms, and freeze-thaw cycles all accelerating wear on unprotected surfaces. A rebuilt lot finished with a proper seal coat holds up significantly better against those conditions than a surface left unsealed.
FineLines handles projects like this one with in-house crews and an on-site manager from mobilization through completion, coordinating milling, paving, seal coating, and striping as a single continuous job rather than separate visits.
